You have expenses to pay irrespective of whether you make income that month or not.

The answer to all of the above is that none of those situations will affect your guarantee. You will still be paid on the 1st business day of the month.

WHAT ARE YOUR MANAGEMENT FEES?

0% / $0 – they are built into your guarantee.

CAN I BE ACTIVELY INVOLVED IN THE MANAGEMENT OF THE HOME?

No. We’re sure you are a super swell person, but this is what we all do professionally 7 days a week.

Please just sit back, relax and leave everything to us.

SO, IF YOU OFFER ME A $1,500/MONTH GUARANTEE, THAT IS THE TOTAL THAT IS DEPOSITED IN MY ACCOUNT ON THE 1ST OF EVERY MONTH?

Correct. $1,500.

TO CONFIRM THERE ARE NO DEDUCTIONS FROM THAT $1,500?

Correct. The amount that will be deposited will be $1,500.

WHEN IS MY FIRST PAYMENT DEPOSITED?

Your first deposit will be on the 1st day of the month following your paperwork completion. For example, complete the paperwork on February 27th and your first deposit will be March 1st.

HOW DO I CANCEL WITH MY CURRENT MANAGEMENT COMPANY?

We cannot and will not tell you to do anything that would breach your contract with your current management company. That would be dishonest, unprofessional and unethical.

We can let you know though what companies* trying to win our owners away from us would suggest you do if you asked them how to cancel with us (disclaimer: telling you to do this would be dishonest, unprofessional and unethical – this knowledge is purely for your own information and what you choose to do with it is completely up to you):

Guaranteed Income

GIVE ME A ROUGH GUIDE, WHAT’S MY GUARANTEE GOING TO BE?

Each home is unique and therefore so is each guarantee.

However, we do promise that if you sign up to our program within 7 days of inquiry to us, the guarantee will be AT LEAST 10% HIGHER than your last year’s net income.

HOW IS MY GUARANTEE CALCULATED?

Your guarantee is calculated on a variety of factors including competing homes, market conditions and industry expertise. Once the figure has been calculated, the annual guarantee will be split equally into 12 monthly payments.

HOW LONG IS THE GUARANTEE FOR?

The longer the guarantee period, the higher the guarantee.

You can choose any length of guarantee between 12 and 60 months.

CAN ANYONE JOIN THE GUARANTEED RENTAL PROGRAM?

Anyone can apply to have their home in the program, but not every home and individual’s situation is suitable for it. We will discuss the requirements with you and your individual situation to make sure that

DO YOU MARKET HOMES THAT ARE NOT PARTICIPATING IN THE GUARANTEED RENTAL PROGRAM?

No.

WILL MY GUARANTEE EVER GO UP?

It could yes. The key is how much revenue the home can make. If you choose to add features that would increase the desirability, occupancy and income to the home such as TVs in all the bedrooms, upgraded furniture, upgraded flooring etc. to turn it from a standard rental to a luxury rental, the guarantee will most probably increase.

If you have a golf cart at your home, your guarantee will be significantly higher – but you must pay for routine maintenance and repairs on the golf cart.

Payments

WHO PAYS ME AND HOW?

The capital partner pays you directly on the first business day of the month every month by ACH to your US bank account.

DO I STILL GET PAID IF THE MANAGEMENT COMPANY DOESN’T PAY THE CAPITAL PARTNER ON TIME?

Your agreement for payment is with the capital partner. They have a separate agreement with the management company. Your payments from the capital partner are not contingent on payments from the management company.

Initial Setup Costs

ARE THERE ANY SETUP COSTS?

Possibly. You are responsible for preparing your home ready for short term rentals.

Before commencement of the agreement, it is your responsibility to ensure that the following items are installed at the home: Emergency Lighting, Fire Extinguisher, First Aid Kit, ADA Compliant Smoke Detector, Electronic Door Lock and Gateway that is linked to PointCentral (for your home security and guest convenience), Smart Thermostat (to minimize your utility costs).

We can assist you with ensuring compliance / installation of all of these items.

Owner's cost responsibilities

WHAT AM I RESPONSIBLE FOR PAYING?

You are responsible for the costs associated with the property whether or not it is rented / occupied – real estate taxes, HOA fees, lawn and pool maintenance, pest control, A/C maintenance, emergency repairs and anything else required to protect your property as a long-term asset.

You are also responsible for utilities (power, water, gas, internet and TV) at the property.

It is the owner’s responsibility to pay for a bi-annual A/C maintenance contract at the property – circa $150/year. We insist on this as it keeps your A/C running smoothly and dramatically reduces costly emergency A/C maintenance repairs.

Under Florida Law, we must re-accommodate guests if there is no A/C when the temperature outside is over a certain level – therefore preventative maintenance is essential.

Sales,Transient Rental & Tourist Tax

AM I RESPONSIBLE FOR PAYING THESE TAXES?

No, we pay it to the Department of Revenue on your behalf.

If you already have a sales tax certificate number, please forward a copy of that to us during on-boarding. If you do not have one, we will apply for one on your behalf.

Personal use

AM I ALLOWED PERSONAL USE?

Yes – however, your guarantee will be reduced as the unit is not rentable during times of owner use. You will also need to arrange your dates prior to signing the guaranteed rental paperwork.

Should you wish to book additional dates after signing the guaranteed rental paperwork, you will be responsible for paying the advertised rate for the property.

WHAT IF I DON’T KNOW MY EXACT DATES WHEN SIGNING?

That is not a problem – we can calculate the guarantee based upon “a week in September” plus “a week in December” for example.

Damage to the property

WHAT HAPPENS IF THERE IS DAMAGE IN MY HOME?

Each guest has a damage protection plan that covers your home for damages up to a certain amount (in lieu of a standard security deposit). Anything in excess of this, you would need to make a claim on your home insurance.

Cleaning of the property

AM I RESPONSIBLE FOR CLEANING THE HOME BETWEEN GUESTS?

No, we clean it for you.

If you have your own cleaners you’d prefer to use, we have no problem with that – your guarantee will be INCREASED, and you will be responsible for paying the cleaners.

AM I RESPONSIBLE FOR CLEANING THE HOME AFTER MY OWNER STAY?

Yes. You are responsible to have the home cleaned and prepared for the next guest. We can do this for you at a cost of $150 billed directly to you

Maintenance

CAN I CHOOSE THE CONTRACTORS THAT FIX MAINTENANCE ISSUES?

If YOU are paying for the maintenance, we require you to use your preferred contractors and pay them directly.

If WE are paying for the maintenance, the contractors will be our approved vendors.

Guest Cancellations

WHAT HAPPENS TO MY GUARANTEED RENTAL INCOME IF THE GUEST CANCELS?

Nothing. Your guaranteed rental income stays the same whether or not the home is occupied.

TV / Cable / Internet / Telephone

HOW MANY TV’s DO YOU REQUIRE?

It’s mandatory to have an HD TV in the Living Room and also the Master Bedroom. Suggested size of 50”+ in the Living Room and 37”+ in the Master Bedroom. Additional bedrooms can be sized according to your wishes.  You do not need “smart TVs”.

WHAT CABLE CHANNELS AND WHAT SPEED INTERNET DO YOU REQUIRE?

The goal is to provide guests with a no-hassle stay. Here are our requirements / suggestions:

REQUIRED:
  • All TV’s in the home need to be HD TVs and therefore HD Service is required from your cable provider for each TV.
  • A minimum of 10MB Wireless Internet.
SUGGESTED:
  • All TV’s in the home need to be HD TVs and therefore HD Service is required from your cable provider for each TV.
  • DVR in the Living Room
  • A minimum of 150MB Wireless Internet.
DO YOU ALLOW GUESTS TO USE PAY PER VIEW?

No. Please ensure that your account with your cable provider is locked down to exclude PPV. It is the owner’s sole responsibility to make sure it is locked to prevent charges.

DO YOU REQUIRE A LANDLINE PHONE AT THE PROPERTY?

No. If you want to put one there, that is completely up to you.
